Frequently asked questions
- How are required HOA dues calculated?
- This tool totals your annual operating and reserve expenses, then divides by the number of units. Monthly dues are the annual per-unit amount divided by 12; quarterly is divided by 4.
- Does this include special assessments or capital projects?
- You can add custom expense lines for one-time projects, but the math treats all lines as annual budget items. For multi-year projects, spread the cost across the years you plan to fund it, or add a separate worksheet.
- Are there legal limits on how much we can raise dues?
- Many governing documents and state rules cap assessment increases or require owner votes. This calculator does not apply those caps — check your CC&Rs, bylaws, and local law before adopting a new budget.
- Is my budget data stored or sent to Fourplex?
- No. Everything runs in your browser. We do not save dollar amounts, HOA names, or other worksheet text.
